The back story

About Buying property in St Lucia, and Citizenship by Investment

Saint Lucia attracts buyers looking for a villa above the sea, a marina apartment or a home on a golf course, and some are interested in its Citizenship by Investment programme. This is general information, not legal or financial advice.

Where people buy

Most foreign buyers look at the north and north-west. Cap Estate, at the northern tip, has villas and lots close to the Sandals golf course; Cap Estate (St. Lucia) Ltd. sells lots in its Sea Breeze Hills and Sea Breeze Heights developments and publishes a foreign buyers’ guide. On the Point Hardy peninsula, Cabot Saint Lucia offers fairway townhomes, custom homes and beachfront houses in a private members’ community around its Coore & Crenshaw golf course. Rodney Bay has apartments and new residences, such as the Aila developments listed by Doubloon Real Estate, and Marigot Bay has hillside villas above the marina.

New developments

Projects reported in the press include HQ Cas En Bas, a resort and residence development on the Atlantic side of the north due to open in November 2026, and Sapphire Sands Villas on Reduit Beach, planned by Bay Gardens Resorts for 2026. Schedules change, so check with the developers.

Estate agents

Local agents include Doubloon Real Estate in Rodney Bay, which sells across Cap Estate, Rodney Bay and Marigot Bay and manages holiday rentals, and Paradise Properties, with island-wide listings. Use a Saint Lucian attorney for any purchase.

Citizenship by Investment

Saint Lucia runs a Citizenship by Investment programme through the Citizenship by Investment Unit, whose official site lists approved real-estate and enterprise projects and the routes available. Press and agent summaries in 2026 give the minimum as a contribution of US$240,000 to the National Economic Fund for a main applicant and up to three dependants, or US$300,000 for approved real estate or government bonds. Figures and rules change, so confirm them with the Unit and apply through a licensed agent.

Mortgages

Use our calculator below for a rough idea of monthly repayments, and ask a lender for real terms: non-resident buyers are often offered different ones.
